2026 Langley Presales Statistics

If you've driven along 200 Street, Fraser Highway, or through Willoughby lately, you've probably noticed it, there are an awful lot of cranes. According to Vancouver New Condos' April 2026 market snapshot, there are 143 active presale condo and townhome developments in Langley, with completions spread between 2026 and 2028. That's not a typo.

Whether you're a first-time buyer scanning Yorkson, a downsizer watching Willowbrook, or a family weighing Latimer Heights, the question is the same: has Langley's housing supply finally caught up with demand?

A buyer's market, cautiously

The honest answer is somewhere in between. The market is softer than it's been in years, Business in Vancouver reported last fall that the regional presale market had slowed "to a virtual standstill," with developers offering everything from rollback pricing to, in one Langley townhome project, a $50,000 credit toward a Ford Mustang Mach-E. Around 29 Langley developments are currently advertising real incentives — strata fees paid for a year, price credits up to $40,000, and air conditioning included at no extra cost.

For qualified buyers, that's a real shift. Developers need to hit pre-sale targets to unlock construction financing, and that pressure has handed buyers leverage they didn't have two years ago.

What to watch for

Not every incentive is equal. A "free car" or flashy deposit structure can mask a price that hasn't moved. The meaningful ones are straightforward: genuine price credits, a free parking stall (worth $30–50,000 in most buildings), interest paid on your deposit, or caps on strata fees for the first year.

Location still matters most. Projects within walking distance of the future Willowbrook or Langley City Centre SkyTrain stations, Elijah, Scale, the Willowbrook towers, will hold value differently than comparable buildings farther out. And completion date affects everything: a 2028 completion means you're locking in today's price on a home that won't close for two years, so your mortgage rate at closing is a real unknown.

Before you sign

BC law gives presale buyers a seven-day rescission period after signing — you can cancel without penalty. Use it. Review the disclosure statement carefully, confirm the real value of the incentives in writing, and compare against at least two other projects before committing.

Supply alone doesn't solve affordability. But 143 developments in flight is a genuine change from where we were, and for patient, prepared buyers, the window is open.
